ON SITE ESTATE SALES
This is a good option for estate liquidation when the home has no potential risk of personal liability when having 500-1000 people coming through the residence for an estate sale. If there are stairs, trip hazards, hand railings not up to code, unsafe parking, or less than 30 safe parking spaces on the street, then we suggest you go with our “Estate Buy Out” service instead. Please keep in mind that homes were not designed for commercial or retail situations and that you cannot sell a home when it has a pending insurance claim. When conducting “on site sales”, we use the location in which the property is stored, usually the residence. Advertising, arranging/displaying, appraising, and selling the entire estate contents on site, remains our responsibility with the “on site” option. A reasonable percentage will be earned (usually 35%) for services rendered.
ESTATE CONSIGNMENT
This option is best when there are: 1. Items of high value packed away in boxes and there is not time to unpack for assessment purposes. 2. There are many items of very high value and there is not enough time to properly assess them. 3. If an “on site sale” or “estate buy out” is not possible.
Using this service, we will transport the estate contents from the residence to our showroom for a special 2 day estate liquidation sale.
ESTATE CLEAR OUTS
A service provided, usually to prepare a residence for the Real Estate market. This service includes, removal of all household items, debris, and a “broom sweep” of residence. If there are items of value included in the clear out, we will deduct that value from the clear out fees.
ESTATE BUY OUTS
With this option, we will purchase the entire contents and remove it to be sold at our Orinda showrooms. We first take a photo inventory of the estate contents, evaluate it, determine a price for the entire estate contents, and then schedule a pick up. We purchase items such as, furniture, antiques, jewelry, gold and silver coins, pottery, artwork, clothing, collectibles, kitchenware, garage contents, automobiles, etc… In a short amount of time, a fair, competitive offer is presented.
This is the wisest option for most estate liquidation situations. With this option the estate drastically reduces liability to the real estate property by not having the public at the residence at any time. This is also the fastest way to clear out the residence. Unlike an “on site estate sale” or “estate consignment”, this option leaves out the mystery of how much money the estate will net and is the most transparent.
APPRAISALS
Fair market value appraisals for estate tax purposes or equal distribution are available at a reasonable rate. We do not write divorce or insurance appraisals. Contact us for more information.
